& Electrical (Devizes) Ltd are committed to providing our service
contract customers with a comprehensive level of service and support from
initial consultation and project design through to installation and final
commissioning. DESIGN & COMMISSIONING SERVICE Alarms
& Electrical (Devizes) Ltd also offer a comprehensive design and commissioning
service to electrical contractors who wish to install the system themselves,
on completion of the installation by the contractor our commissioning
engineer will ensure that the system is in full working order and complies
with appropriate BS codes of practice. We
issue an NICEIC Commissioning Certificate, BS5839 Fire Alarm Systems or
BS 5266 Emergency Lighting Systems, we will then demonstrate the correct
use of the system to the end user and ensure that all necessary documentation
is provided. MAINTENANCE The
requirements of BS5266 and BS5839 place obligations on the building occupiers
/ end users to conduct regular and routine tests and inspections of fire
detection and emergency lighting systems respectively. A brief outline
of the requirements is set out below. ROUTINE SERVICE & INSPECTION Apart from the obligations and responsibilities these standards place upon you, the end user, there is also a requirement for an independent inspection of the system at regular intervals from every three months to once a year depending on the type of premises. contracts tailored to individual applications and requirements,
DESIGN & SERVICE DEPARTMENT Alarms & Electrical (Devizes) Ltd have an experienced and knowledgeable team of engineers who are able to design, commission and maintain most manufacturers systems. Standard Contract. Please note that a NACOSS Certificate can not be issued unless the system is covered by a maintenance agreement. The annual service/maintenance charge covers the cost of:
BS5839:
Part 1: 1988 TESTING AND MAINTENANCE DAILY INSPECTION Check
that the Charger On indicator shows. Inspect for any fault indicator showing
or sounder operating. Inform the designated responsible person of any
fault. WEEKLY TEST Ensure
that all indicators show by resetting according to the instructions provided
with the panel and check that the internal sounder operates. Operate a
call point or detector to test the system. Check that the sounders operate.
Reset the fire alarm panel. Each week choose a different zone in rotation,
so that way all call points are tested in rotation. Check all call points
and detectors and ensure that none are obstructed in any way. Enter results
of tests into logbook. QUARTERLY TEST Check
all previous logbook entries and clarify that any remedial action has
been taken. Check the battery and its connections. Operate a call point
or detector in each zone to test the fire alarm as per above. Remove mains
supply and check that the battery is capable of supplying the alarm sounders. ANNUAL TEST As
per above. Additionally test all detectors and call points and check for
operation. EVERY 2 - 3 YEARS Clean
smoke detectors to ensure correct operation and freedom from false alarms.
Special equipment is required for cleaning smoke detectors. EVERY 5 YEARS Replace
sealed lead acid batteries. If the operating temperature exceeds 25oC
continuously, then the battery may need to be replaced sooner. BS5266
recommends a test procedure, the main pints of which are shown below.
EMERGENCY LIGHTING
SYSTEMS TO BS 5266 - TESTING
AND MAINTENANCE DAILY Check indicator light and
that all maintained luminaries are operating. MONTHLY An
operational test for a short period (a maximum of one quarter or the rated
duration). SIX MONTHLY Test for at least one hour
for 3 hour rated systems. THREE YEARLY Test for full duration. SUBSEQUENTLY For self contained systems
test yearly for the full duration. During
each test, the lights should be checked for correct operation. After testing,
the supply should be restored and then checked to ensure the system is
charging correctly. A
detailed test schedule and test reports are listed in BS5266. Test records

For maintained luminaries we recommend that lamps are routinely replaced
after 5000 hours running, or according to the manufacturer's guidelines. Note: To comply with the proposed European regulations, the tests should be monthly and annually, i.e. a full discharge.
