If you are entering into a new lease either as a tenant or landlord, you may require a Schedule of Condition to record the condition and details of the building being leased.

Tenants will require Schedules of Condition for the purpose of limiting repairing liabilities under a new lease, usually to keeping the premises in no better condition than at the time of the lease commencement. Well prepared Schedules can help Tenant Clients avoid significant financial risks for pre-existing building defects.

Landlords may require Schedules of Condition to record the extent and nature of the buildings to be leased, or to record specific services, fixtures or other elements of the subject property.

Schedules of Condition are also required for other legal or practical purposes, including when undertaking new development works to record the condition of adjoining property, including to accompany Party Wall Awards.

Schedules of Condition may be predominantly photographic or detailed text and photographs and we tailor these to meet our clients’ specific requirements.
