Prospective tenants

Step 1

Step 2

If, having viewed the property, you wish to proceed with letting, a deposit of one month’s rent is required to secure it.

Step 3

Each prospective tenant must provide the names and contact details of 2 referees. These can be: Heads of Department, Personal / Subject Tutors, current or recent landlords, current or recent employers. The landlord will contact the referees directly.

Step 4

Subject to satisfactory references, a tenancy agreement is drawn up which confirms the start date and duration of the tenancy. The Agreement is an Assured Shorthold Tenancy. Prospective tenants have the opportunity to check the agreement thoroughly before signing and are advised to get advice if there is anything in the Agreement they are unsure of or don’t understand.

Step 5

At the start date of the tenancy, tenants must pay the first month’s rent in full before keys can be handed over.

The deposit is retained throughout the tenancy. It will be repaid at the end subject to the rent being paid in full, the property being returned in a clean and undamaged condition (allowing for reasonable wear and tear), and confirmation being received that final utility and council tax bills (if applicable) have been paid.

NB We are responsible landlords. Tenants can be assured that the property will be well maintained throughout the tenancy and that repairs will be dealt with promptly and with minimum inconvenience.

Equally, we expect tenants to take reasonable care of the property while they live in it. A routine maintenance check is carried out half-way through the tenancy but it is important that tenants report any problems promptly so remedial action can be taken.
