    This Allegiant Airlines hotel on Charlotte Harbor with it's 1,200 employees is a game changer for this area.      

   The torrid housing market of 2021, 2022  with very low months of inventory is over. The continued high  interest rates have pushed this zone into a buyer's market.

 

  We are currently in the aftermath of a land boom in this area with prices up 200 to 300% from 2019 but down 25% from 2121 and early 2022. Dollar volumes of land sales in Charlotte + Sarasota Counties sales were over $50 million per month in 2021 for a total of $690MM. In comparison with the period 2016 to 2019 the annual totals in 2021 were three times higher. Until Ian and the rise in interest rates, 2022 was a good year but not like 2021. October, 2022 thru April, 2024 saw  Land sales Volumes down 2/3's from the prior year's levels. Sale volumes and prices have been stable for the year.  Note that prices are still more than 100% above 2019 prices. Houses prices also doubled during the 2021-22 boom and are still at  around 90% of their cycle high prices.

        

   The ongoing life style effects of the pandemic are still making investments in Florida single family homes, especially those with rental potential, and land for single family homes where people want to live, to be great long term investments.

    This area has many opportunities to invest in standard building lots or  Gulf of Mexico access waterfront building lots plus  houses to either fix and flip or to rent either long or short term. I do over 200 transactions a year with investors. My goal is to help you make money.

      For an investor in 2024, Florida land is a very attractive alternative to bank CD's, bonds, and the  volatile stock market.  Also, land requires very little management time compared to rental property. Florida's population is growing by 400,000/year and WELL LOCATED  land will continue to increase  in value. In this area there are over 10,000 Gulf of Mexico access waterfront lots available and over 130,000 platted standard building lots. Many of these lots are buildable lots that are appreciating nicely if they are in the most desirable zones. There are several tabs on the left to help you learn about this market.

    For a rental investor the demand for rental housing is very strong for price points up to $2,500/month. Short term rentals can generate twice the gross income of long term rentals with 75% occupancy rates but have much higher operating expenses.     The zone on the Gulf of Mexico from Venice to Port Charlotte is world famous for it's fishing, beaches and beautiful climate. Now it is also one of the best places in the USA to find profitable investment opportunities.

     Well located building lots in North Port are now selling for $18,000 to $20,000, Gulf of Mexico access powerboat lots without seawalls sell for prices starting in the low $80's, sailboat lots with seawalls start at prices in the $130's. Compared to other parts of Florida or the rest of the USA, ocean access building lots continue to be a real bargain.
