     THIS WEBSITE IS PRIMARILY FOR INVESTORS AND SELLERS OF BUILDING LOTS, LAND AND RENTAL HOMES IN THE NORTH PORT AND PORT CHARLOTTE AREA.

  The continuation of mortgage rates to levels around 7% has converted the North Port & Port Charlotte area from a strong sellers market with one or two months of house inventory in 2021-2022 into a buyer's market with 8  months of inventory during the last 90 days. If it wasn't for the high interest rates, this would be the best time to be a buyer in years. Cash buyers should be delighted. 

    Demand by builders for building lots has decreased to levels half of pre-pandemic levels. Lot prices have been stable for over a year after dropping 10% in the 3rd quarter of 2022. 

 

NORTH PORT 

    The fast growing City of North Port, Florida Has The Best Values in Sarasota County Living plus highly rated Sarasota County Schools. The  $140 million 2021 WORLD CHAMPION Atlanta Braves Spring Training Stadium is Spectacular.   Also, the new aquatic center is completed and is operating. Three new connections to Sarasota's Legacy Trail have recently opened in North Port. Sarasota Memorial Hospital has announced plans to build a new hospital in North Port  at the Sumter exit of I-75 and two other hospitals are in the planning stages. 

    North Port continues to be one of the fastest growing cities in the USA. Today's buyers will be glad they took advantage of the current market. There are about 45,000 vacant building lots in North Port.

Port Charlotte & Charlotte County

    This area just added the $700 million Sunseeker Resort on Charlotte Harbor with its 785 room and 20 bars and restaurants. The area is not growing as quickly as North port but it has about 106,000 vacant, platted building lots that are very reasonably priced.

 


The City of North Port & Port Charlotte in Southwest Florida near the Gulf of Mexico and enclosing  Charlotte Harbor plus Punta Gorda and Englewood  great places to live for beach lovers, golfers and nature lovers. With the building of the  $140,000,000 Atlanta Braves spring Training complex and the re-opening of The Tampa Bays Rays stadium in Port Charlotte, it is now a baseball-lovers destination also. The west coast of Florida also has the Red Sox, Twins, Yankees, Pirates, Orioles, Phillies,  and Tigers. North Port & Port Charlotte are within an hour of all their stadiums.

Homes in this area are priced at levels substantially lower than those in Venice or in the area around the City of Sarasota, usually 25 to 50% lower on an apples to apples basis. However, North Port also has highly rated Sarasota County schools, plenty of shopping and restaurants, and with a short drive, you can have all the beaches, restaurants, theaters and other amenities of Sarasota County living without the higher prices elsewhere. In addition, it has downtown Punta Gorda with it's lively restaurant and nightlife scene.

For landlords, the rental market for single family homes continues to be excellent, especially for houses renting under $2,500/month. Rental rates are running about $1.00 to $1.50 /sq ft per month for homes in good condition.
